The New York City Department of Buildings (DOB) requires any work to be done on a property to have proper plans, applications, and permits in place. There are three main categories for projects. These include alteration type 1, type 2, and type 3 applications.
Alteration type 1 applications include major renovations that require a change in Certificate of Occupancy.
Alteration type 2 applications involve minor/major renovations that normally do not need a change in Certificate of Occupancy.
Alteration type 3 applications involve minor work, not requiring a new Certificate of Occupancy, such as construction fencing, scaffolds, and curb cuts.
The most common applications we process include alteration type 2 projects.
The New York City Department of Buildings requires all work being done have a proper job filing processed, a permit issued, and a Letter of Completion issued at the end of the job.
When you are ready to file an application, you must retain a Professional Engineer (PE) or a Registered Architect (RA) to file on your behalf plans and applications to be reviewed and approved. Once the application is approved you must obtain a work permit issued to a licensed contractor.
Licensed professionals and property owners are required to obtain a Letter of Completion for any applications approved and permitted. A letter of completion is the final step during a project.
